Built for the Edge.
A Panama-based development practice working at the boundary where mainland infrastructure ends and tropical conditions begin.
A practice shaped by its environment.
One by Land Two by Sea was founded in Panama to do work that mainland contractors decline: remote, marine, off-grid, regulatory-complex. The firm exists because someone has to build to a luxury standard in places where supply lines end.
Every project is treated as long-term stewardship. We build to be inherited — by future owners, future operators, and the environment itself.
Four standards we hold ourselves to.
- 01
Restraint
Architecture that disappears into its setting. Specifications that survive the climate.
- 02
Stewardship
Buildings designed to be cared for, infrastructure designed to be inherited.
- 03
Integration
Mangroves, reefs, and canopy are constraints we design with — not around.
- 04
Discipline
A single standard across procurement, construction, oversight, and handover.
Operating from Panama.
Panama City for coordination and procurement. Bocas del Toro for Caribbean basin operations. Project sites across the archipelagos and ridgelines.

Every site has an ecological budget, and we hold to it.
We work with mangrove preservation specialists, coral biologists, and reforestation partners on every project. Embodied carbon is audited; locally-sourced materials are prioritized; the canopy is kept whenever it can be.
